Please read these Terms of Use carefully before you use this Website. They are legally binding and contain important information relating to use of this Website and apply to everyone who uses this Website.

You may only use this Website if you are at least 18 years old.

We reserve the right to update our terms and conditions.


Bookings

When a booking is confirmed by phone/email, a reservation number is given. This number must be retained and quoted in all communications should any cancellation or amendment be made. Bookings are made and a contract between you and us comes into effect when we accept a reservation from you. A reservation is deemed accepted when we have confirmed your reservation and received payment in full.


Arrival and Departure

The latest arrival (check-in) and departure (check-out) times are specified on your booking confirmation. Should you wish to check-in later than the specified latest check-in time you must notify the hotel directly. In the event that you attempt to check-in later than the stated times without prior arrangement, or fail to check-in at all. We may cancel the entire booking and retain any amount we are entitled to retain as stated in the cancellation policy section of your booking confirmation.

You can check in from 4pm on the scheduled date of arrival unless you purchase an early check-in directly at the hotel, subject to availability. 

Upon check in non UK residents will be required to provide there passport number and next destination as per the "The Immigration (Hotel Records) Order 1972"

You must check-out before 10am on the scheduled date of departure unless you purchase a late check-out directly at the hotel, subject to availability. If you do not check out by 10am, or by the previously purchased late check-out time, we may charge the card provided upon booking a set fee of 20.00 GBP at our discretion.


Cancellations

Full payment will be taken at the time of booking. Free cancellations are available up to 2 days prior to your chosen arrival (check-in) date.** If you cancel inside this period (anytime later than 9am, two days prior to your arrival) then the full charge of the duration of your stay will be retained.

If you do not arrive on the anticipated date of check-in as stipulated on your confirmation, we are within our right to consider that you have cancelled the entire booking and we shall not be under any obligation to hold the accommodation for you on any other date.

If you change the number of guests, dates, room nights or room type ('amendments'), then prices are subject to change. Should you request an amendment and should we not be in a position to accommodate your amendment, your booking may be cancelled. If your cancellation(s) falls outside the 2 day prior cancellation period, the booking(s) will be refunded in full.

Non-refundable bookings will not be refunded under any circumstances.

**Please be aware that guests who booked and paid for bookings prior to June 1st, 2023, booked with the management company Caledonian Skye (Ltd); this company has gone into liquidation. Portree Hotel Ltd will be honouring all bookings taken, including those bookings where full or part payment was previously received by the liquidated company. Portree Hotel Ltd are unable to provide refunds for a payment we did not receive. We will be honouring a credit towards a future booking (there is no limit on rebooking) in lieu of refunds.


Payment

The total amount payable to confirm your booking will be charged to your credit or debit card or any other payment type offered at the time of booking.

If paying at the property with cash we require a 200.00 GBP security deposit in addition to the room cost. The security deposit is refundable at check out upon completion of a satisfactory room check.

If payment is declined we may cancel your booking with immediate effect on notice to you.

At the end of your stay, any outstanding balance and/or any additional goods and services purchased during your stay must be paid in full. Should you leave the premises without settling any outstanding amount we reserve the right to charge the payment to your card you provided at the time of booking.

IMPORTANT - We may use your payment card details to guarantee your reservation according to PCI-DSS security standards. A pre-authorisation is NOT a charge and no monies are taken from your account, but the credit limit available on your card may be temporarily reduced by the value of any cancellation fee or deposit applicable at that time.


Liability

Although we take care in how we present our accommodation online, we do not make any particular representation as to the suitability of our accommodation to your specific requirements.

Should you have any specific concerns relating to the accessibility, health and safety practices, hygiene or the quality of our services, or should you like to check the specific conditions of your stay, please contact the hotel directly before the cancellation deadline.

We will not be liable where we have exercised reasonable care and skill in our provision of the selected accommodation services to you.

Liability limit: our maximum liability to you for our breach of these Terms of Use or for our negligence or the negligence of our employees or agents or for any recoverable costs, expenses, claims or other liabilities arising our of your use of this website will not exceed 100.00 GBP. We consider and you acknowledge the limitations and exclusions of our liability set out in these Terms of Use are fair and reasonable and have been calculated by reference to the facts you do not pay to access this Website.

We do not limit or exclude our liability for death or personal injury arising from our negligence nor our liability for fraudulent misrepresentation or misrepresentation as to a fundamental matter, nor any other liability which cannot be excluded or limited under applicable law.

You are responsible for any damage or loss caused by you during your stay with us, including any damage to our property by your act, omission, default or neglect and you agree to pay us on demand the amount reasonably required to make good or remedy any such damage or loss. Furthermore, we reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour that causes a disturbance or nuisance to our staff or to other guests on our premises.

You must not exceed the maximum specified occupancy for the room type which you have booked. The maximum occupancies can be found HERE. You will need to speak directly to the hotel to confirm availability of cots, Z-beds (16 years and under) and room size. There is a set fee of 35.00 GBP per night for the use of a Z-bed when exceeding the maximum occupancy of the room.

We do not permit people under the age of 18 to stay in our hotel alone.

Children aged 16 or 17 years will be permitted to stay in separate adjacent room(s) under the responsibility of the parent or guardian and the parent or guardian must also stay in the hotel at all times the children are within the hotel.

Any special requests and all room bookings are subject to availability.

All room keys must be returned to us on check-out. If the key/s are not returned we may charge you for a replacement key or lock as required. In the event that a key is not returned after check-out we request you to contact the hotel to make arrangements for keys to be returned. Proof of postage is required within 2 weeks after the date of departure, failure to do so will incur a replacement charge of 20.00 GBP.

We reserve the right to charge guests the cost of rectifying damage caused by the deliberate, negligent or reckless act of the guest to the hotel’s property or structure. Should this damage come to light after the guest has departed, we reserve the right to make a charge to the guest’s credit/debit card provided upon booking, or send an invoice for the amount to the registered address. We will however make every effort to rectify any damage internally prior to contracting specialists to make the repairs, and therefore will make every effort to keep any costs that the guest would incur to a minimum.

We reserve the right to charge guests the cost of replacing any items that are removed from the premises without consent. The charge will be the full replacement cost of the missing item, including any carriage charges.

We do not provide an in room safe therefore the property of the guest is their sole responsibility and the hotel is not liable for any lost, damaged or stolen items.

The hotel will make every reasonable effort to contact guests to arrange the return of lost property. The hotel is not liable for the cost of the return of any property. If any items left behind by guest’s is not collected up to 3 months after the date of departure then it will be considered abandoned and the hotel will dispose of it accordingly.


Smoking Policy

Smoking is not permitted anywhere other than designated smoking areas outside the hotel. You must not smoke in either the hotel rooms or public areas, or interfere with our fire detection system or with any emergency equipment. If you do so we may terminate your booking and reserve our rights to take any further action. Guests who do not comply will be fined a penalty of 250.00 GBP.

The reasonable costs we incur if you smoke in our hotel are likely to include costs for specialist cleaning, repair or replacement of damage by you to our property, the cost of the room for any period it is unusable and our administration expenses.


Dogs

The Rosedale Hotel is a Dog Friendly Hotel!

There is a £15 dog fee for each pet and will be charged each night the dog resides at the Rosedale Hotel. The dog fee is non-refundable. (Registered service-dogs are exempt from the dog fee.)

A maximum of 2 dogs per room are permitted.

Dogs are the only animals permitted to stay at the hotel. No other pets, animals or insects are allowed in the hotel.

We require a valid credit card on file at the front desk throughout your stay.


You must accept responsibility for any damages to the suites and their contents. A pre-checkout inspection of my room will be conducted.

You are accountable for any damages caused by your dog to the hotel premises.

Staff are not allowed to supervise, feed, or "dog sit" any registered animal during your stay.

You must commit to cleaning up after your dog at all times, disposing of waste in designated receptacles. Please note that flushing waste down the toilet is not permitted, and you will solely take responsibility for any repair costs incurred.


In the event that hotel management receives noise or disruptive complaints, You will be held financially responsible for any compensation given to other guests.


If your dog causes excessive disruption and complaints, it is your responsibility to make alternative arrangements for my dog, with no refund provided.


Dogs are not to be left unattended in the room.


Dogs are not allowed in the restaurant. Dogs are only permitted in the bar.


Ensure your dog is on a controllable leash at all times when not in the guest room.


You must commit to making your room(s) available for necessary housekeeping/maintenance services. It is your responsibility to arrange for your pet to be out of the suite, please note that housekeeping will not enter a room if a dog has been left inside.


Car Parking

The hotel does not have car parking facilities. Due to the high volume of visitors in the area parking is limited.

Parking in the area is provided or managed by a third party and if you decide to use this car parking you will enter into an agreement with the third party provider and not The Rosedale. Information on the third party provider is displayed at the car parks and on the pay and display tickets. We strongly advise that you read the third party provider’s terms as displayed at the car park before parking your car. We are not liable for any parking charges incurred as The Rosedale is not affiliated with any parking in Portree.

Mention of third party products, services, companies and websites on this website is for information purposes only and constitutes neither an endorsement nor a recommendation.


Data Protection

We take the protection of personal data very seriously.

We may process the information you provide to us for the sole purposes of completing our duties under this agreement. Your data may also be processed by third party suppliers who operate our reservation or our payment system, where the transfer of your data is necessary for the successful completion of your booking. Whilst we have been given assurances that these third parties operate in conformance with UK data protection regulations, we cannot accept any responsibility whatsoever for how they may use your personal data. If you have any concerns you should address them to these third parties directly.

By making a booking, you consent to this processing of information as described above and the transfer of your information to us, our suppliers and the booking website(s) through which your booking originated.
